What are the first steps to move in a Cape Coral or Fort Myers area rental?

Pre-Qualification

Lets start with a phone call. What property are you interested in?

Next, the application:

Fill Out Application - everyone moving in, over 18 years of age, will be required to fill out an application for which there is a $50 non-refundable fee (per applicant).

Money Order or Cashiers Check - made out to TLC Property Management will be required for the total applications fee.

Once we receive the completed applications and fees, the application is submitted to a company that does a credit check, nationwide criminal check, including sexual predator and eviction history.  If there is an eviction or criminal record, applicant will be denied.

Should the criminal background check out and the credit score is above 625, we will accept 1st month rent, and security deposit to move in.  If credit score is below 625, we will need 1st month (or pro ration of) rent, last month rent and security deposit before moving in.  The longest that we can hold a home, once application is accepted, is two weeks before rent needs to start being paid.

Upon Approval Of Application

Security deposit must be submitted immediately to take the home off the market and reserve it for your “move in” date.  Security deposit is non-refundable after 24 hours upon receipt should you change your mind.

Pet Approval

Owners must approve any pet moving into their home.

The following pets will not be accepted under any circumstances; Dalmatians, Boxers, Presa Canario, Chow Chow, Alaskan Malamutes, St. Bernards, Huskies, Siberian Huskies, German Shepherds, Pit Bulls, Rottweilers, Doberman Pinschers, Akitas, American Staffordshire Terriers, Great Danes, Wolf-Hybrids and Rhodesian Ridgebacks.

In consideration of having pet approval, a non-refundable pet application fee of $300-$500 must be submitted with the pet application (service animals excluded) to TLC Property Management.  This fee is required due to the fact that a pet occupied property requires more work, closer inspections and addressing of the occasional complaints from neighboring properties.

Please note that the non-refundable application fee is strictly an administrative fee paid to the Lessor and is not considered a security deposit or pet deposit.  Lessor request a photo of the pet to be approved for Lessor’s files.  Service animals must have documentation from physician and/or veterinarian.
