The next most important issue is finding a great tenant. We have “pre-qualified” tenants fill out a application which is then sent to a credit reporting company that does a:
- Credit Check
- Nation Wide (not just county wide) Criminal Background Check (including sexual predator)
- Eviction History Check.
If their credit scores are 625 or higher they may qualify to rent the home with only 1st months rent and security deposit. If they have a credit score under 625, with your permission, we may still be able to place them, but with 1st and last months rent plus security deposit and excellent references from their landlords. We call their past two landlords and also verify their employment at the last two places they have worked as part of our screening.
Unfortunately, we do have a new type of client these days due to the financial crisis and they are the folks that have lost their home due to foreclosure. In many cases, we will give them a strong consideration, because previous homeowners understand the value of home ownership and tend to be great tenants.
